One Acre Waterfront Land in Québec | Sotheby’s International Realty

Filed in:

A thoughtfully prepared waterfront opportunity on Chemin du Lac Bethlen, just minutes from Mont-Tremblant.

Spanning over one acre, this property offers something increasingly difficult to find in today’s market: a premium waterfront location paired with years of planning, preparation, and vision already completed. Five years ago, owner Rebecca Inès Perez purchased the property with a dream of creating a private retreat in the Laurentians. What began as a simple land acquisition quickly evolved into a carefully planned project involving local professionals, designers, contractors, and specialists from across the region.

“When I first stood on the property, I could already see it,” says Rebecca. “The goal was to create something that respected the natural beauty of the land while offering a place where people could gather, recharge, and reconnect with nature.”

Unlike many vacant land offerings, significant groundwork has already been completed. Trees have been selectively cleared to open the property while preserving its natural character. Septic work has been completed, Hydro-Québec electrical poles have already been established, and files have been opened for both lots, allowing future owners to move forward with far greater ease than a traditional land purchase.

The property also benefited from extensive planning and site preparation. Isabelle Labelle completed the servitude and property boundary work, Charles led the tree clearing, and Daniel Laramée completed the septic planning and installations necessary for future development.

Beautiful architectural plans were created by Design89, translating years of vision into a practical and buildable concept while respecting Québec’s waterfront development requirements.

One of the most unique aspects of the offering is the evolution of the vision itself.

The original concept extended far beyond a single residence. Rebecca imagined a private waterfront compound designed for gathering, wellness, and connection to nature. The vision included a main residence, guest cabins, outdoor entertaining spaces, spa amenities, fire features, and thoughtfully designed communal areas that would allow family and friends to experience the Laurentians together.

To bring that vision into reality, Rebecca partnered with Design89, who transformed the original concept into a buildable architectural plan designed specifically for the property.

Working within municipal regulations and waterfront development requirements, Design89 created a beautiful interpretation that preserved the spirit of the original dream while preparing it for future construction.

The proposed pavilion expands the property’s potential, creating additional space for guests, family gatherings, creative retreats, or personal escapes immersed in nature.

The vision also included outdoor entertaining areas designed to maximize the Laurentian lifestyle throughout the seasons.

From waterfront mornings to evenings spent around the fire with friends and family, every aspect of the concept was designed around experience.

The result is a property where much of the difficult work has already been completed.

Future owners have the opportunity to inherit not only an exceptional piece of land, but also years of thoughtful planning, design work, infrastructure preparation, and development expertise.

Whether choosing to continue with the Design89 plans or create an entirely new vision, buyers will benefit from the extensive groundwork already completed.
